21–24 Killigrew Street is a conservation‑led regeneration in the heart of Falmouth that reintroduces active retail at street level while delivering high‑quality homes above. The project converts a historic terrace facing The Moor, reinstating four distinct retail units to enliven the streetscape and creating a considered mix of studio, one‑bed and two‑bed apartments designed for contemporary town‑centre living. Our architectural approach prioritises place‑making and viability, delivering homes that respond to local demand while supporting the local economy.
Working within the Falmouth Conservation Area, the design balances heritage sensitivity with practical upgrades. Modest, well‑proportioned dormers, traditional timber sash details and lead‑clad dormer surrounds are specified to complement the existing terrace and neighbouring properties. A discreet second‑floor rear extension to Nos. 22–23 provides additional living space while minimising visual impact, and existing painted render, timber windows and shopfront surrounds are carefully refurbished to preserve the building’s character.
The scheme improves access, safety and day‑to‑day living for residents. New level thresholds, upgraded fire escape arrangements and a rear stair and boardwalk link the homes to a landscaped rear amenity area, while sanitary and drainage upgrades meet current Building Regulations. Biodiversity enhancements including bird and bat boxes, bee bricks and native planting are integrated into the landscape strategy to support local ecology and align with Cornwall Council policy.
